New York DSCR Loans
A New York DSCR loan finances a non-owner-occupied residential rental using the property's rent to assess its ability to cover the loan payment. Riverside Park Capital offers purchase and refinance financing statewide, including New York City and upstate markets. Published guidelines allow loans up to $5 million, purchase loan-to-value up to 80%, minimum credit score 680, and minimum debt service coverage ratio 1.10x. Every property and borrower remain subject to underwriting.

What drives a New York DSCR loan rate?
| Driver | What to review |
|---|---|
| Rent and loan payment | Document the rent and the proposed payment assumptions. Coverage can change when the payment changes. |
| Loan-to-value | Compare the requested loan with the supported property value. Purchase and cash-out limits differ. |
| Credit and reserves | Prepare the borrower's credit profile and available funds. A published minimum is only an initial screen. |
| Property and use | Confirm the unit count, condition, occupancy and rental plan for the actual address. |
| Refinance purpose | Separate a rate-and-term refinance from cash out and explain the existing debt and intended use of proceeds. |
| Loan structure | Compare interest rate, fees, repayment structure and any prepayment terms together in the written proposal. |
RPC does not publish interest rates. Pricing and final terms are confirmed for the specific transaction.
The figures on this page come from RPC's approved lending guidelines; purchase leverage does not establish a cash-out limit.

Which New York rental properties fit?
Start with how the property will be used. This program is for a residential investment held for rent, with no owner occupancy. A rental in New York City and a rental in Buffalo can both be considered, but statewide availability does not make every address or ownership structure eligible. Send the actual property details before relying on a general program description.
New York includes city, suburban and upstate rental markets. Rochester, Syracuse and Albany are among the markets covered by the New York state page. Use the rent, expenses and condition of the property you are financing rather than an average from another market. A location name alone cannot establish the rent an underwriter will accept.
For a condo or townhome, identify the property type and any association charges at the outset. For a building that combines apartments with commercial space, request a program review rather than assuming residential DSCR financing applies. The commercial program page explains a separate route for occupied commercial and mixed-use property.
What should I prepare for a New York DSCR request?
Prepare a clear rental picture before comparing terms. Provide the address, unit count, purchase price or refinance objective, requested loan amount, and current occupancy. Include available leases or a rent roll, meaning a list of units and rents. Identify any vacant units and explain whether the submitted rent is collected rent or an estimate.
Provide current property tax, insurance and association information where applicable, together with the existing loan details for a refinance. These records help the loan team check the payment assumptions and identify missing information. The exact documents and reserve requirements depend on the property and program; this preparation list is not an exhaustive closing checklist.
Explain who will own the property and who will borrow. Share the borrower's credit profile and available funds for the transaction. Rent-based qualification does not remove credit, valuation, title or borrower review. Meeting the published credit score and coverage guidelines does not guarantee an approval, a particular loan amount or a closing date.
Can I refinance a renovated New York rental?
A rental refinance can be considered after an investor buys and renovates a property. Describe the work completed, current occupancy, existing financing and intended rental plan. If the property is still under renovation or has not reached the planned rental condition, say so. The loan team must assess the condition and rental evidence before confirming a permanent-loan fit.
If a bridge loan is coming due, provide its maturity date and payoff information early. A DSCR refinance is a separate loan request, with its own valuation and underwriting. Do not treat the original purchase or renovation loan as a commitment to refinance. Any ownership-duration requirements, acceptable rent evidence and refinance timing must be confirmed for the transaction.
Separate replacing the existing debt from taking additional cash out. The published purchase loan-to-value ceiling is not a cash-out promise. Cash-out leverage is confirmed per deal, and the supported value and rental coverage can constrain the request. Ask the loan team to review the proposed proceeds and payment together before making plans for the cash.
