About Our Programs
Riverside Park Capital provides structured debt for income-producing and investor-owned real estate: commercial purchase and rate-and-term refinance, commercial cash-out refinance, DSCR rental loans, fix-and-flip and ground-up construction loans. SBA 7(a) and 504 financing is a separate program. All programs are business-purpose.
Loan sizes are program-specific. Loans start at $100,000. Commercial purchase, rate-and-term refinance and cash-out refinance, DSCR, fix and flip and ground-up construction loans go up to $5 million. Final terms follow underwriting.
No. Riverside Park Capital is not a consumer mortgage lender and does not provide owner-occupied residential mortgage loans. All programs are for business-purpose, investment, or commercial transactions only.
Commercial real estate financing is available in 48 states and SFR / DSCR rental financing in 43 states, subject to lender-specific licensing, property, and program rules. Commercial coverage excludes North Dakota and South Dakota; SFR / DSCR also excludes Michigan, Minnesota, Nevada, Vermont, and Virginia. Washington, DC is not currently available. See riversidepark.capital/lending-states for the state-by-state list.
Qualification & Underwriting
Programs are available for qualified sponsors, developers, brokers, and real estate investors. Typical borrowers include experienced commercial real estate operators, residential real estate investors, and developers with a documented track record.
At minimum, we require a property summary, loan amount requested, use of proceeds, sponsor/borrower profile, and any available rent roll, operating statements, or project budget as applicable to the loan type. Full documentation requirements are provided after preliminary review.
Underwriting evaluates collateral value, income and cash flow (where applicable), borrower experience and creditworthiness, market conditions, and exit strategy. Preliminary terms are subject to underwriting, valuation, market conditions, borrower qualifications, collateral review, and final credit approval.
Yes. The minimum FICO is 680 on every program. Stronger credit can improve pricing and leverage, and is considered alongside asset quality, experience, and loan request structure.
Riverside Park Capital makes business-purpose loans to entities such as LLCs and corporations, with one or more personal guarantors behind the entity. RPC does not lend to consumers in their personal capacity.
Commercial Real Estate
Eligible property types are multifamily, office, retail, industrial, mixed-use, self-storage, cold storage, hotels, motels and data centers, all subject to underwriting. The property must be occupied. Not financed: gas stations, car washes, mobile home parks and religious facilities.
Yes. Commercial real estate programs are available for both owner-occupied and investor-owned commercial assets, provided the transaction is structured as a business-purpose loan. Qualifying owner-occupied SBA 7(a) and 504 transactions, a separate program, can reach up to 90% financing. Riverside Park Capital does not provide consumer-purpose residential mortgages. Residential investor programs require non-owner-occupied status.
Up to 75% LTV on commercial purchase, rate-and-term refinance and cash-out refinance, with a minimum DSCR of 1.15x. Higher financing (up to 90%) applies only to qualifying SBA transactions. Final leverage follows underwriting and the appraisal.
Short-term programs such as fix-and-flip financing typically carry terms of 12 to 24 months, subject to program parameters and collateral performance.
Residential Investor Programs
A DSCR (Debt Service Coverage Ratio) loan is a business-purpose loan for non-owner-occupied 1-4 unit residential investment properties. Qualification is based on the property's rental income relative to the debt service, not the borrower's personal income. Ours go up to $5,000,000, up to 80% LTV on a purchase, with a 1.10x minimum DSCR and a 680 minimum FICO; cash-out leverage is confirmed per deal. DSCR loans are not consumer mortgage products.
Fix-and-flip financing provides short-term acquisition and renovation capital for investor-owned residential properties. Loan proceeds are used to purchase and rehabilitate a property for resale. Loan-to-cost (LTC) and loan-to-ARV (after-repair value) guidelines vary by program and sponsor experience.
Ground-up construction financing provides capital for the development of new residential investment properties, including single-family homes and townhomes, up to $5,000,000 with a 680 minimum FICO. Loans are structured with construction draws and are refinanced or repaid on completion.
Process & Timeline
Submit a loan request summary through our online portal at riversidepark.capital/apply. Include the property address, requested loan amount, use of proceeds, and a brief sponsor background. Our originations team will review and respond with a preliminary indication of interest.
A term sheet is a non-binding document outlining the proposed structure, pricing, conditions, and timeline for a potential loan. It is provided after preliminary review and serves as the basis for formal underwriting. All terms are subject to change through the underwriting process.
Commercial real estate loans can close in as little as 30 days, subject to underwriting, diligence, appraisal and title. Qualified SBA transactions can close in as little as 45 days. Residential investor timelines (DSCR, fix and flip, construction) are confirmed per deal, subject to underwriting, valuation, title and borrower documentation. Complex or larger transactions may take longer.
Rates are priced per deal based on LTV, DSCR, property type, market, lender program, and sponsor profile. RPC does not publish a generic rate sheet because lender terms and source matrices vary. Submit a loan request for deal-specific preliminary terms.
