For Investors

Invest in real estate loans we originate

Income from loans secured by investor real estate, sourced and underwritten by the Riverside Park Capital originations desk.

For accredited investors. Investing in real estate loans involves risk, including the loss of your investment. See the disclosures below.

Two ways to invest

Choose the loans yourself, or let us place your capital.

Some investors want to pick each loan. Others want us to do that work. Both come in a short and a long duration.

Select loans

Invest loan by loan

We share loans that match what you look for. You review each one and decide how much to put in. You do more of the work, so you can earn a slightly higher return.

The fund

Allocate once, and we place it

Put capital into the Riverside Park Capital Debt Fund and we spread it across loans for you. Built for allocators who would rather we handle the selection.

Duration

Short or long, in either path.

Shorter loans pay more and return your capital sooner. Longer notes pay less, for longer.
Short duration
1 to 3 yearsShorter loans, such as fix & flip and ground-up construction. A higher yield, with your capital back sooner.
Long duration
5 to 10 yearsLonger notes on permanent loans, such as commercial real estate and DSCR rentals. A lower rate, with income for longer.

On every loan

What you see before you decide.

Each loan we share comes with the facts a credit committee would ask for. Borrower credit and identity details stay private.
  • The property

Location, property type, units, square footage and year built.

  • Value and leverage

As-is value, value at completion where there is work to do, LTV and loan-to-cost.

  • Cash flow

Income, DSCR at the borrower's rate and debt yield.

  • The loan

Loan amount, rate, term, extensions and prepayment terms.

  • The plan

The business plan, budget and timeline, and the sponsor's track record.

  • Our view

Our risk grade and the appraisal, written up by our credit team.

How it works

From account to allocation.

  1. Create your investor account

It takes a few minutes. There is no fee and no commitment.
  2. Tell us what you look for

Loan sizes, property types, locations and the duration you prefer.
  3. Review the loans we share

We share loans that fit. You see a short summary first, and the full loan page after you sign a confidentiality agreement.
  4. Say how much you would like

Pass, or name your share of the loan. Our team then walks you through the documents and next steps.

Who lends
