Exactly how our process works
Tell us about the deal
A short application: the property, what you want to do with it, the amount you are asking for and when you want to close. You can stop and pick it up later.
From you: Property address and type · Purchase price or current value · Requested loan amount · Your plan for the property and your closing date
Preliminary terms
We send preliminary terms for you to read, question, and accept or decline. They are an estimate built from what you told us, not an approval.
From you: Your questions, and a yes or no on the preliminary terms
The term sheet and the credit report fee
We pull credit once you pay the credit report fee. The term sheet lists the structure, the fees and the conditions in writing. You sign it in the portal when you are ready, not before.
From you: Credit authorization · The credit report fee · Your signature, if you go ahead
Your document checklist
You get one checklist in your portal with an upload slot for each item and a note on what it is for. We tell you what is still missing instead of making you ask.
From you: Photo ID for each guarantor · Entity documents for the company that will own the property · Bank statements, leases or a rent roll, depending on the property
Appraisal
An independent appraiser values the property. The appraisal fee is paid when the appraisal is ordered.
From you: Access to the property for the appraiser · The appraisal fee
Underwriting
Underwriting reviews the property, the documents and the guarantors. Final terms always follow this review, and we tell you plainly what it covers and what it still needs.
From you: Answers to any follow-up questions
Closing
Title, insurance and the closing documents come together, you sign, and the loan funds.
From you: Insurance binder · Signatures on the closing documents
How long it takes
- Commercial real estate loans can close in as little as 30 days, subject to underwriting, diligence, appraisal and title.
- Qualified SBA transactions can close in as little as 45 days, subject to SBA and lender review.
- Residential investor timelines (DSCR, fix and flip, construction) are confirmed per deal, subject to underwriting, valuation, title and borrower documentation.
- The biggest factor you control is how quickly the documents on your checklist come in.
To issue preliminary terms we typically need the property address, the asset type, the requested loan amount, the purchase price or current value, your business plan and your desired closing timeline.
Ready when you are.
Loan terms depend on the property, the borrower and underwriting.
