The first-deal checklist

What a first investment-property file usually asks for, what each item is, and what a good copy looks like — so nothing on the list is a surprise.
  1. 1. The application itself

The short form about you, the property and the plan for it. You fill it in online — nothing to print.

A good copy: Answered fully, with the property address and the amount you are asking for.

  2. 2. Credit authorization

Your written OK for us to pull a credit report. No credit pull happens without it.

A good copy: Signed in the portal by each person guaranteeing the loan.

  3. 3. Photo ID for each guarantor

A government-issued photo ID — a driver's license or passport — for every person guaranteeing the loan.

A good copy: A clear photo or scan of the front, not expired, name matching the application.

  4. 4. Entity documents

The paperwork for the company that will own the property — usually an LLC.

A good copy: The operating agreement, the articles of organization, and the IRS letter with the company's EIN.

  5. 5. Bank statements

Recent statements for the accounts the money moves through.

A good copy: The last three months, all pages, with the account holder's name visible.

  6. 6. Rent roll and leases

For a property with tenants: who lives there, what they pay, and the signed leases.

A good copy: A current rent roll covering every unit, plus the signed lease for each one.

Your real checklist is built for your deal and may ask for more or less — an appraisal, insurance, or renovation budget depending on the property. Each item in your portal comes with an upload slot and a note on what it is for.
