How Do DSCR Purchases Up to 80% LTV Work?
RPC's residential investor DSCR program offers purchase leverage up to 80% LTV on qualifying non-owner-occupied rentals, with loans up to $5 million. Cash-out refinance leverage is confirmed per deal and is not the purchase ceiling.
Key loan facts
- Loan Amount
- $100,000 to $5,000,000
- Eligible properties
- Single-family rentals, 2-4 unit rentals, Condos and townhomes
- Maximum Leverage
- 80%
- Minimum FICO
- 680
- Minimum DSCR
- 1.10x
How much purchase equity should you plan for?
At the maximum purchase leverage, the value-based equity gap is 20% before closing costs and reserves. Underwriting can require more equity if the accepted value is lower or rental income cannot support the requested loan. A listing's rent estimate is a starting point, not a completed cash-flow review.
Where it fits
Prepare the contract, leases or rental information, property details, ownership documents and your requested amount. DSCR compares rental income with the property's payment burden; personal-income treatment does not eliminate credit, appraisal or document review. The home must be an investment rental rather than your own residence.
Illustrative example
Illustrative: at an accepted purchase value of $500,000, 80% LTV equals $400,000. The buyer needs the remaining $100,000, plus costs and any reserves, assuming the income supports the loan.
