Which Commercial Loans Can Reach $15 million?
RPC's $15 million commercial limit applies only to purchases and rate-and-term refinances of occupied CRE. Commercial cash-out refinance is capped at $5 million, even if the property's value could support more.

How do you keep a larger request in the right program?
Identify what the proceeds will pay for before treating the property value as borrowing capacity. A purchase funds an acquisition; rate-and-term refinancing replaces existing financing without treating the transaction as an unrestricted equity withdrawal. If the purpose includes cash-out, disclose it at the first review rather than relying on the purchase/refinance ceiling.
Where it fits
For a larger occupied asset, underwriting needs a credible rent roll, operating history and expenses, along with the ownership structure and requested debt. Loan size cannot cure a shortfall in net operating income, and several properties do not automatically create a single larger facility.
Illustrative example
Illustrative: an occupied building valued at $30,000,000 reaches the program's $15 million size ceiling before its 75% LTV ceiling. A cash-out request on that same building remains subject to $5 million.
Initial fit check
Occupied commercial real estate, minimum FICO 680, minimum DSCR 1.15x, and no more than 75% LTV. Value, income, title and documents must support the request.
