How Is Commercial Financing Up to 75% LTV Sized?

Commercial LTV is the loan divided by the property's underwritten value. RPC's ceiling is 75% for occupied commercial purchases, rate-and-term refinances and cash-out, but loan-size and DSCR limits can reduce the amount.

Key loan facts

Loan Amount
$100,000 to $15,000,000
Eligible properties
Multifamily, Office, Retail, Industrial, Mixed-use, Self-storage, Cold storage, Hotels, Motels, Data centers
Maximum Leverage
75%
Minimum FICO
680
Minimum DSCR
1.15x

Why can the loan be smaller than value times maximum LTV?

Three separate tests matter: collateral value, program loan size and the payment the property can support. Start with the value accepted in underwriting, not an asking price or informal estimate. The leverage ceiling is one boundary; it does not override a lower loan-size ceiling or insufficient net operating income.

Where it fits

Purchase equity must cover the gap between the permitted loan and acquisition cost, plus costs and any required reserves. On a refinance, proceeds must also cover the existing payoff. Cash-out is the residual after debt and transaction costs, rather than the entire new mortgage.

Illustrative example

Illustrative: at an underwritten value of $4,000,000, 75% LTV equals $3,000,000. That is a value-based ceiling before the 1.15x DSCR test and other conditions.

Initial fit check

Occupied commercial real estate, minimum FICO 680, minimum DSCR 1.15x, and no more than 75% LTV. Value, income, title and documents must support the request.
